Principal Modular Building
To meet the growing demand for classroom space, Pickerings delivered a high-spec, 10-classroom block using 29 bays of our Principal modular system. The new facility was designed to accommodate students from a different campus while maximising the use of an existing car park for teaching space.
The initial enquiry was received in September 2023. Following planning permission and building regulations approval, on-site work commenced in April 2024.
This project presented several logistical challenges. Firstly, the site was located on a busy road in the heart of West Bromwich, with extremely tight access, requiring meticulous pre-planning to coordinate deliveries and avoid congestion. Additionally, space on-site was limited, particularly after module installation. A neighbouring development, complete with overhanging scaffolding, added another layer of complexity.
A pre-construction site investigation revealed a sloped terrain, necessitating additional groundworks and the construction of a retaining wall to level the site.
High-Specification Modular Solution
The completed building features:
• Suspended ceilings and a Variable Refrigerant Flow (VRF) air conditioning system for optimal comfort and easy maintenance.
• Access turnstiles at the entrance for security.
• Flexible classroom space, with two rooms separated by a sliding and folding door to create a larger teaching area when required.
• Unisex toilets, along with an accessible toilet for inclusivity.
Throughout the project, Pickerings worked closely with the school to accommodate multiple design changes, particularly in the reception and canteen areas, ensuring the final layout met their evolving needs.
